30 POINT MARKETING PLAN

In selling your property we implement our proven “30 POINT MARKETING PLAN” to include the following:

  1. Order a pre-listing physical inspection to fix problems before escrow to eliminate buyer’s remorse and lower the risk of cancellation.
  2. For buyers to reduce inspection time periods and increase their confidence a pre-escrow package will be prepared to include disclosures, termite report and completion, and the title report.
  3. Measure the property to find extra square footage.
  4. Collect County Assessor’s public information and all permits in the city to update public data reflecting true room counts and square footage.
  5. Suggest changes to your property to make it appealing, sexy, and relevant by:
    a. De-cluttering.
    b. Making color changes or adding accents.
    c. Adding outdoor adult recreational space.
    d. Making just enough upgrades in lighting, kitchen, bathrooms, trim work.
    e. Enhancement of landscaping.
  6. Hold a sneak peek open house before going to market to get buyer feedback to make adjustments.
  7. Take professional photos by one of the top photographers in the city.
    a. Day time photos for clarity.
    b. Twilight photos for dramatic effect.
  8. Input your property into the local Multiple Listing Service (MLS).
  9. Market your property heavily on Social media through:
    a. Facebook
    b. Instagram
    c. YouTube
  10. Apply our “10 day open house blitz”.
  11. Hold back to back Broker open houses (Caravan).
  12. Contact top local Agents to invite to the Broker open house.
  13. Door knock extensively neighborhood homes looking for buyers that want to upgrade and prefer to stay in the area.
  14. Mail just listed and open house invitation postcards to your neighbors.
  15. Mail post cards to the top 500 agents in the marketplace for their potential buyers.
  16. Email over 16,000 agents in multiple states to introduce your property.
  17. Create short story videos for emailing campaigns and social media.
  18. Build a unique website for the property.
  19. Promote your property at the company sales meetings.
  20. Partner with local Keller Williams offices and other local real estate offices for maximum exposure.
  21. ​Promote through the Keller Williams Entertainment and Athletic divisions.
  22. Contact our active buyers to show them your property.
  23. Follow up aggressively with agents who have shown your home for feedback and to get an offer.
  24. Give you regular feedback from showings, open houses, and update you on any listing changes in the marketplace.
  25. If the property isn’t sold in the first 14 days, a re-evaluation of price and marketing efforts will be conducted for a relaunch of the listing.
  26. Negotiate hard for the best possible price and terms.
  27. Cross-approve the prospective buyers by my direct lender to make sure they can get a loan.
  28. Attend all buyer inspections and appraisal of your property with comps and our knowledge of the marketplace to ensure value.
  29. Handle all the escrow follow up including finance, title, & other closing procedures to make sure escrow closes on time.
  30. Close escrow.
